The new 53,000 SF clinic takes personalized, one-stop care to a new level.  Everything in the medical center, from the location of the exam room doors to the way that patients access the lab, was analyzed in a year-long design process that involved architects, contractors, patients, staff and medical providers.

“This project has won multiple awards for innovation and quality. In addition to receiving the first LEED-HC Gold, it received the 2013 NAIOP Technology/ Life Science Development of the Year, 2013 AIA TAP BIM Awards Honorable Mention, 2012 CoreNet Global Industry Excellence Award and 2012 Pierce County Economic Development Board’s “Excellent Ten.”

Client Need

Group Health Cooperative (now Kaiser Permanente) needed a new medical clinic to replace an existing outdated and at-capacity facility. Our South Hill Business + Technology campus location coupled with our medical build-to-suit expertise and experience perfectly fit their needs.

 

Solution

A build-to-suit of a first-of-its-kind medical clinic with a long-term lease that included an option to purchase upon completion.  The project was a collaborative effort of the client, owner’s representative CBRE, architect CollinsWoerman, contractor GLY, and developer The Benaroya Company,

 Challenges 

As the plans were being developed using a deeply integrated process, more services were added which more than doubled the size of the facility from 26,000 SF to 53,000 SF. As a developer and single source lender we were able to accommodate this significant change of size and scope without any delay while completing the project on time and on the new budget.

 

  Results 

The facility became the first to be certified under the new rating system, LEED for Healthcare (LEED-HC).  LEED-HC was developed to reward the highest-performing and healthiest medical buildings.  The client exercised its option to purchase the 53,000-sq. ft. clinic touted as “the medical center of tomorrow”.
